Dylan Suitor Is Making Impressive Moves in the Real Estate Space

Waking up at the crack of dawn may not sound too glorious, but what many don’t know is the potential productivity benefits and valuable habits it can create. According to an article written by Maggie Seaver for the website Real Simple, those who get up at 4:00 AM report feeling highly productive 71% of the time, and early risers typically make more money on average than those who are late risers. Dylan Suitor is one early riser who has built many successful businesses and is highly knowledgeable in real estate investments.

Suitor typically wakes up around 4:00 to 5:30 AM every morning and has done so for around four years. He explains, “If I hadn’t been waking up at 4:00 AM and heavily focusing on myself and personal development, I would not be where I am today.” Suitor strives to model the lessons his late coach Stefan Aarnio taught him. “You either get up at 5:00 AM or go to bed at 5:00 AM, but you have to work without distractions or you’ll never be the best in your field,” says Suitor. Suitor has taken these principles to develop his financial success within real estate and now owns many successful businesses, including Elevation Realty Network and Keller Williams Co-Elevation. He is also a heavy real estate investor and has recently made some impressive deals in 2021.

The most recent deal Suitor closed was purchasing five apartment buildings for clients and two for himself. The first building they obtained through a 25-year government loan was an 88-unit apartment in London. The loan limited them to only 25% leverage, but with Suitor’s creativity and financial means, he could put down $2.5 million for the first mortgage along with his JV partner. Through working with the city and CMHC application, the hope is to obtain 70% leverage, which will grant six figures in cash flow annually and will be worth two to five times more after the grant loans fall off within 17 to 22 years. This deal was a huge strategic financial opportunity that will build an incredible amount of wealth long-term.

Also among this most recent deal was a 60-unit retrofit project that will create upwards of $7 million in profit following the six- to 18-month-long project. The building features tons of value creation including lockers, laundry, loft style unit conversions, and underground parking. Most importantly, the building is located on the future LRT line (light-rail transit) and right across from Hamilton’s famous Gage Park, making it an ideal location for those who like to get out and explore. Suitor expects this project to be a full BRRRR (Buy, Rehab, Rent, Refinance, Repeat), making it a smart investment for the long-term.

Suitor has many future plans, as he is working diligently to reach his full potential within the real estate and business world. Currently, Suitor has a few goals, including obtaining 1,000 doors in real estate through his knowledge of the industry and the help of his team. He also hopes to continue to add value to those who want to grow and improve their lives and businesses through coaching his real estate agents, and giving back to people wherever possible.
