Michael Iuculano has worked in real estate lending for more than two decades. He founded and leads MJI Capital, a lending firm based in Scottsdale, Arizona. The firm funds loans nationwide for investors, developers, and business owners who need funding on a tight timeline.
Iuculano reviews every new loan request by looking for problems first. He wants to find any issue that could stop a closing before the borrower spends time or money.
“I want to know what is going to kill my deal, and I want to know it as close to the front side of the transaction as possible,” Iuculano said. “Now I know I am working on a deal that has a high probability of closing, which is the best use of my time and the borrower’s time.”
A Childhood Across America
Michael Joseph Iuculano was born in Dallas, Texas, in 1982. His family moved often, with stops in Maryland, Miami, Connecticut, Nashville, and Tampa. The family settled in Scottsdale in 1995, and Arizona has been his home ever since.
Arizona was growing quickly in those years, and real estate surrounded him. He watched people build wealth through property and began studying the business through books and tapes. He also had a gift for numbers and could work through calculations quickly in his head.
“My skill set, really since I was born, was always math,” he said. He describes his later move into lending as “almost like the perfect blend” of that skill and his drive.
Building a Career in Lending
After high school, Iuculano sold auto glass for about two years. In 2002, he joined LEI Financial, a San Diego mortgage company with a branch office in Arizona. About a year later, he left to work as an independent lender.
Running his own business meant finding customers, paying bills, and funding his own marketing at the same time. He believes the early years were the right moment to take that chance. “The time to take the risk was in the beginning,” he said.
Mortgages did not seem exciting to him at first. His view changed as he learned how investors use borrowed money to buy property and grow their returns. Lenders call that practice leverage, and Iuculano came to see it as one of the most useful tools in real estate.
Resilience Through Every Market
Much of Iuculano’s business dried up in 2009, as the financial crisis caught up with the mortgage market. In 2010, he faced a serious health scare. He responded by returning to work with full effort and rebuilding. He has since worked through both rising and falling markets.
Founding MJI Capital
Iuculano launched MJI Capital in 2024. The firm offers a full range of loans, but its main focus is alternative lending, which means financing from sources outside the traditional bank process. MJI Capital lends in states across the country, and much of its volume comes from Arizona and California.
Two loan types sit at the core of the firm’s lending. A hard money loan is a short term loan from a private lender, approved mainly on the value of the property securing it. A bank statement loan lets a borrower qualify using the deposits in his or her bank accounts instead of pay stubs or tax returns.
Iuculano’s work extends past lending. MJI Capital also offers merchant cash advances, which give a business cash up front in exchange for a share of its future sales. Iuculano also buys and sells homes and holds rental properties. Over more than 24 years, he has bought and sold hundreds of homes.
His clients include professional athletes, recording artists, real estate investors, and business owners nationwide. Many of them own valuable property but keep limited cash on hand.
One recent client owned a home worth about $12 million with no mortgage. His company earned between $2 million and $2.5 million a month, and he had good credit. He needed cash quickly to buy inventory for a large order, so MJI Capital arranged a $4 million loan secured by the home.
“He needed speed because he had a huge order,” Iuculano said. “He needed to pay for the inventory.”
Meeting Demand for Private Capital
Iuculano sees growing demand for private capital, meaning money lent by private companies and investors rather than banks. Banks now take longer to approve loans and apply tighter underwriting, which is the lender’s review of the borrower and the property. As a result, many investors have turned to private lenders.
Arizona remains his home market. “Arizona remains one of the most active real estate markets in the country,” he said. “Investors need capital partners who understand the market, act decisively, and focus on the asset rather than excessive red tape.”
He adds that fast funding is only part of the value. “Private capital is not just about speed,” he said. “It is about structuring smart deals that help investors capitalize on opportunities while managing risk responsibly.”
Why Clients Work With Him
“We operate from wanting to do business, not needing to do business,” Iuculano said. Because MJI Capital does not need every deal, he can tell borrowers early when a loan has a low probability of closing. He also shares pricing early in the process.
Much of his business comes from referrals. Early in his career, Iuculano founded Hard Money Lenders Arizona, and the firm still ranks well in local search. MJI Capital later grew into the broader brand, with a wider set of loans and a national reach. Hard Money Lenders Arizona has earned more than 300 positive online reviews.
Iuculano puts his approach in one line. “We operate off speed and service, undeniably,” he said.
A Record at the Top
As of October 2026, Iuculano has closed more than $2.3 billion in loans across more than 3,300 transactions. He runs a branch of Barrett Financial Group, the mortgage brokerage behind his lending. At Barrett Financial Group, he has earned President’s Club honors eight years in a row.
The President’s Club recognizes the top 35 of the company’s roughly 2,400 loan officers, the licensed professionals who guide borrowers through a mortgage. Across the mortgage industry, his production ranks in the top 0.5 percent.
In 2025 alone, he funded more than $122 million in loans. In one recent month, MJI Capital funded nearly $22 million across 16 transactions.
He has appeared on billboards and in magazines and has spoken on industry stages. He also appeared as a guest on the Local Leverage podcast, where he discussed how loan officers can close hard money deals. On Instagram and YouTube, his followers know him as Hard Money Michael.
Looking Ahead
Iuculano calls himself a sales guy rather than a creative one. He prefers to let his closing numbers speak for him. For investors and business owners who need capital outside the bank process, MJI Capital offers loans built around speed and early, honest answers.
