Berezin Andrey Valeryevich: Housing in the Leningrad Region
The investment company Euroinvest was founded in the mid-1990s by Berezin Andrey Valeryevich and Yuri Mikhailovich Vasiliev. Euroinvest started out investing in securities. Eventually, it switched to development activities, but the company did not enter the construction sector immediately.
At the beginning of the 2000s, the St. Petersburg agglomeration began to expand actively, recalls Berezin Andrey. Not everyone was able to live in the Northern Capital, but places such as Bugry, Kudrovo, Murino, and the historic area of Ruchi became particularly attractive to developers and citizens, notes Andrey Berezin. Many locals commute to the city, and the metro line was extended to Murino in the late 1970s.
In the Leningrad Region, the same plan was used to acquire land for construction as around other megacities. Andrey Valeryevich Berezin explains that many agricultural enterprises collapsed or were inefficient under market economy conditions. Consequently, state farms utilized their right to privatize land, buying out their land shares—most often for further sale. These plots were then acquired for development.
Andrey Berezin notes that, along with other major players in the Leningrad Region real estate market, Euroinvest quickly joined the process of land acquisition.
Berezin Andrey: Euroinvest Development Profile
For many years, Berezin Andrey-Euroinvest was involved in developing such plots. However, in 2017, it was decided to enter the construction market—thus Euroinvest Development appeared. By then, St. Petersburg suburbs were actively developing. As Berezin Andrey points out, the population of Murino grew more than 20 times over from 2002 to 2023, from 5,002 to 104,611 people.
Andrey Berezin commented that with low demand for new buildings, a client can be attracted by the reputation of a reliable developer and its financial stability. Owning a land bank also adds confidence to potential buyers, according to Berezin Andrey.
Тhe expert community, including Berezin Andrey Valeryevich, noted in 2017 that it was the right move for a company to use its own land plots. Meanwhile, Murino already had many economy-class housing complexes, and the new player had to develop interesting offers.
A notable feature of the Berezin Andrey biography is his principled stand of not taking loans. Euroinvest’s assets operate on their own funds, which has also positively affected the company’s reputation.
Unlike many other developers, under the leadership of Berezin Andrey, Euroinvest Development also constructs social infrastructure facilities as part of its comprehensive territorial development. Berezin Andrey notes several projects that helped hundreds of families afford their own apartments.
Euroinvest Development also includes the Murino management company, which deals with water and sewage and municipal infrastructure in complexes built by the holding founded by Andrey Berezin and other companies.
Being well connected in the Leningrad Region, Murino has also acted as coordinator on addressing major transportation issues, notes Andrey Berezin.
As Berezin Andrey Valeryevich recalls, the active phase of housing construction often saw regular or even a complete construction stand-still. Euroinvest Development helped deceived investors whose homes were never completed. Four years ago, it completed the construction of two such residential complexes.
Andrey Berezin: Euroinvest Development Today
Berezin Andrey-Euroinvest Development is considered a leader in the Leningrad Region housing construction market. As of last summer, it had about 0.5 million sq. m. under construction. Last year, the developer finished more than 2,000 apartments.
According to Berezin Andrey, Euroinvest Development holds enough land to construct 900,000 sq. m. of housing in five to seven years.
The comfort-class segment is highly competitive, notes Berezin Andrey. Developers attract customers with features beyond price and location, such as private shopping centers, air and water purification systems, unique layouts, and by creating local communities. Euroinvest Development also considers the needs of different groups (youth, families, elderly) during design, emphasizes Andrey Valeryevich Berezin.
Berezin Andrey: Biography Up to His Entrance into the Investment Sector
Berezin Andrey Valeryevich was born to a family of engineers in Leningrad in 1967. He followed in his parents’ footsteps and graduated from the Leningrad Mechanical Institute with a degree in automatic aircraft control systems. He then undertook graduate studies at the same institute.
He also began his professional activity during his time at the institute. Together with several other students, Andrey Berezin organized a science – production collective, which developed various software programs, including checkpoint systems at business entrances.
He later worked in importation, bringing in goods from European countries, which allowed him to gather initial capital for larger projects. Thus, in 1993, Berezin Andrey Valeryevich co-founded a large fishing company, initially known as OLMA. Two years later, he left the business, though he has continued to collaborate with his former partners in various ways.
With the hard work of a group of partners, including Berezin Andrey, Euroinvest investment holding was established in 1995. Initially, the enterprise concentrated on purchasing shares and stakes in promising companies.
Berezin Andrey is married, with three children.
