Can you tell us about your writing process and how it has evolved over the course of your career?

As a young girl, I often wrote poetry and short stories, but when I was a teenager, I realized romance was my calling. I wrote an entire novel in a notebook while in high school. Early in my career, I would write whenever I had time around my work schedule, which carried through after I stayed home to raise my sons while I was part-time. I’m now blessed to be in a position where I write full-time from home. Through the years, I learned the guidelines for my genre, the ins and outs, and I’m grateful to have found my voice early on. I had amazing authors who supported me and gave immeasurable advice that I try to pay forward.

 

From the story concept, I flesh out plot ideas longhand, then research begins. I’m very thorough in my research, digging into everything from the climate of the setting to the characters’ careers. Though I write fiction, it needs to be grounded in fact. From there, I prefer to write the first chapter to get a feel for the stories and let the character tell it to me. After that’s complete, I jot down a timeline to look for plot, pacing, and conflict issues, which also helps me write faster. The characters don’t always listen, though.

 

My process has been pretty set for a long time. I tend to be a creature of habit and like routines. I write during daylight hours because I find I can separate work from personal if I’m on a schedule. After hours and weekends, I spend time with my family. Balance is important. My office is in my home on the main floor. I’m not someone who can write with a lot of distractions such as music or TV in the background. I prefer quiet. And there’s always coffee involved. Lots of coffee. The cats sometimes (always) insist on helping, but their grammar is atrocious. 

Your books often incorporate elements of humor and wit. How do you balance the lighter moments with the more serious aspects of your stories?

 

Honestly, that is and always will be a struggle. Most of my books incorporate serious topics like depression, PTSD, social anxiety, body image issues, and assault survivors. In “Redwood Ridge,” autism, the deaf community, dementia caregivers, physical scars, and homelessness are addressed through characters experiencing them. In my opinion, medical conditions and social ailments are severely underrepresented in literature, especially romance, but just because a subject is difficult doesn’t mean we should ignore it. Thousands of people every day are affected. 

 

For me, stability is key, but it’s difficult. Life isn’t always dark, nor light, and we are not the sum of our past mistakes or diagnoses. We laugh. We cry. We scream in anger or frustration. We worry. Yet, we love. There’s family, friendship, and hope. I try to pull from experiences and testimonies to make sure the scales are even. There are a few methods that have helped me achieve this.

If I find myself weeping on page 67 while writing a scene, then I know by page 70 I need to laugh. A timeline with chapter breakdowns aids in spotting pacing problems which can shift balance. My critique partners are great at letting me know while writing if they’re feeling bogged down by the page’s content. Once the manuscript is finished, I’ll often upload it to my tablet to read, and that’ll help point out imbalances.

 

Stuff happens. Reality isn’t all sunshine, rainbows, and unicorns. To eliminate the bad things means writing something unrealistic or unrelatable. The way I see it, and in my understanding based on reader responses, elements like these are what make the characters dimensional and a book memorable. 

 

You’ve mentioned on social media that you enjoy photography. How does this hobby influence your writing, if at all?

 

Like most creative types, I get inspiration from everywhere. I’m not a professional, by any means, but photography tells a story. Lighting, the angle, the subject. I can see a tale in every image, and often get book concepts from doing so. A good chunk of my backlist came from photographs that spurned ideas. One such example is a photograph I spotted on a stock sight of a woman looking at herself in the mirror, but standing behind her in the reflection was an alternate version with white eyes and a deadpan expression. It was both haunting and mesmerizing. It’s part of how I got the doppelganger ghost theme in my second “Phantoms” book.

 

I enjoy a wide range of other creative outlets like gardening, crafts, and acrylic painting. My go-to is baking, however. Creating the perfect dessert and design is a wonderful mental break for me from writing. Plus, you get to eat it afterward. 

 

What draws you to writing romance, and how do you approach writing these scenes?

I read a wide variety of genres when I was younger. Frankly, I still do today, but when I read my first romance, it gave me a visceral reaction. Profoundly. I set that book aside and knew, just knew, that was what I was going to do someday. I was going to write love stories. As a child, I had all these tales in my head and alternate versions of reality. I’d rather live in make-believe. Yet, when I finished that romance, it was as if all that swirling came to a halt with a specific landing.

 

Writing love scenes might be difficult for some writers, but it comes naturally to me. Probably because it isn’t about me, at all. It’s about the characters and what they’re experiencing. They are living, breathing entities in my head who have a story to tell, and I help them with that. I’m merely the conduit. 

 

There is nothing more basic than love. We all strive for it, and we all deserve to be loved. It’s what often keeps us going and gives us hope. That connection to another soul offers a sense of completion within ourselves that we hadn’t realized we’d been lacking. What I adore about the romance genre is that, in a sometimes cruel and ugly world, it creates an escape that’s relatable, and always has a happy ending. 

 

What advice would you give to aspiring writers who are just starting out in the industry?

 

Eesh, this is a loaded question. One without a specific answer. Each writer must find his or her own path, and figure out what their goals are. However, there are a few things that are universal, and some solid advice I got when I first began.

 

Read in the genre you want to write. Research. It’s one of the best things you can do to your credit. Find yourself a writing community in the same genre. I’d suggest one or two critique partners. They are invaluable. Find your voice and stick to it. This will come naturally to you the more you write. Make connections with other writers and bloggers. Reviewers are your friends. Be kind. Encourage, don’t discourage. Pay it forward.

 

As for the writing, draft a great story. Show don’t tell. Avoid too many adverbs and clichés. Less is more. Use the 5 senses. Utilize metaphors and similes sparingly. Limit dialogue tags. Emphasize body language. Pace the story and have solid conflict. Separate internal from external conflict/dialogue and be sure it’s balanced. Don’t bog down with backstory or be repetitive. Tie up loose ends. Read aloud. Edit, edit, edit. Then, edit some more.

 

Most of all, never quit. If you want it bad enough, go after it. Don’t ever let anyone tell you that it won’t happen. The biggest advocate for your work and your dreams is you.

These are hotspots where they freely roam and ideal areas to observe them in their natural habitat. In this guide, we bring you everything you need to know about gorilla trekking in Uganda. 

Where to go for Gorilla Trekking in Uganda

If you are planning to conduct a gorilla trek in Uganda, then knowing where this adventure is done is essential. For starters, there are only two areas to consider visiting to see mountain gorillas while on a Uganda gorilla safari which includes Bwindi Impenetrable National Park and Mgahinga Gorilla National Park.

At Mgahinga, gorilla trekking begins at Ntebeko and Nyakagezi group is the only family that is fully habituated. 

Bwindi Impenetrable National Park houses about 459 endangered mountain gorillas. This is almost half of the world’s remaining population of these unique apes. A total of 20 habituated gorilla families exist and ready for tracking in the Park’s 4 sectors. These include Buhoma sector with four habituated gorilla groups, Ruhija with 4 groups, Rushaga 9 gorilla families and 3 habituated gorilla groups in Nkuringo sector. 

The number may vary as they freely roam and there is possibility of them crossing country borders or park boundaries for instance Hirwa gorilla family of Volcanoes National Park in Rwanda once crossed to Mgahinga Gorilla National Park. Most habituated gorilla groups live in Bwindi Forest and visiting the park for gorilla tours presents higher chances of finding a group to track. 

Between Mgahinga and Bwindi, which is the best place to find mountain gorillas in Uganda?

Both national parks present opportunities for tourists to see mountain gorillas in the wild. The advantage Bwindi may has over Mgahinga is the fact that it holds many families and this means more gorilla permits thus higher chances of obtaining one. This is not the case with Mgahinga with only one gorilla family meaning a maximum of only 8 gorilla permits are available for booking. 

Looking at the trekking experiences, there is a slight difference depending on the sector you will be trekking. Other factors may include the location of mountain gorillas, visitor hiking speed, nature of the habitat, etc.

Are gorilla permits required for gorilla trekking?

Yes, gorilla trekking permits are an essential document for all travelers with an interest to see mountain gorillas in Uganda or Rwanda, and Congo. Ugandan gorilla permits can easily be obtained through the local tour operator because over 80% of the permits are given to licensed tour operators and 20% remain at Uganda Wildlife Authority (UWA). For any plans to visit Uganda’s gorillas, the permits must be obtained early and we recommend that you do so at least 2-6 months before the actual gorilla trekking date. 

How many people can track a single gorilla family?

Mountain gorillas are endangered species and there is need to have them protected for future generations. To achieve this goal, a maximum of only 8 visitors are accepted to visit one fully habituated gorilla group and they are led by an experienced park ranger guide. 

What are the chances of seeing gorillas in Uganda?

According park ranger guide experiences, overall, clients have over 90% chance to see gorillas. Often, some visitors don’t see these apes not because they cannot be found but instead guests decide to walk back before getting to where they are. Foreign nonresidents are issued valid Uganda gorilla permits at USD700, foreign residents at USD600 and East African citizens obtain gorilla permits at UGX 250,000. 

When you obtain a gorilla permit, the park entrance fees, park guide, and contribution to local community development programs are all covered on the rate. The price of the gorilla permit excludes the cost of transportation, hiring a porter, accommodation, alcoholic drinks, and many other expenses. 

Gorilla trekking Vs Gorilla habituation 

Standard gorilla trekking is all about visiting already habituated gorilla families, unlike the gorilla habituation experience where semi-habituated groups are assigned to guests and usually done by researchers. 

Gorilla habituation is a process where gorillas are made to get used to human presence and it being a process, it can take 2 years less or more for these apes to be opened for trekking.

When is the best time to travel for gorilla trekking in Uganda?

While gorilla trekking can be done at any time of the year in Uganda, we recommend that you plan your gorilla tour within the 2 dry seasons. This is the short and long dry spell – the short dry season lasts from December to February while longer drier months occur from June, July, August to September. 

Other than these months, it is possible to travel to any of Uganda’s National Parks to track gorillas during the wet or rainy season. 

What is the minimum age limit for gorilla trekking in Uganda?

The minimum age limit for gorilla trekking in Uganda or other destinations is 15. This can be verified by your date of birth before you are allowed to visit gorillas, a reason your passport is needed when booking gorilla permits.

Are there gorilla trekking rules to observe?

A Delaware Statutory Trust, or DST, is a custom-designed investment structure designed specifically to provide a passive, institutional quality replacement property option for 1031 exchangers. Many current 1031 exchangers seek an alternative that qualifies as “like-kind” property for 1031 exchange, thus allowing them to avail of the substantial tax benefits of 1031, but at the same time, they would also like to retire from active management of the real estate. A DST investment satisfies these two basic requirements and allows smaller retail investors to access professionally managed institutional quality real estate investments that were previously mainly limited to institutional investors.

A DST is one of the three main options for replacement properties for 1031 exchange, the other two being to acquire a traditional piece of real estate through a real estate broker or a tenant-in-common (TIC) interest. Most DST investors started investing in real estate by purchasing, operating, and improving small rental properties either residential or retail which they acquired through a real estate broker. Direct ownership and management of real can be very profitable, but as real estate owners approach retirement age, they increasingly desire a passive option that would still qualify for the tax benefits of 1031. Thus one of the critical advantages of a DST investment over traditional fee-simple ownership is that it is a passive investment. The acquisition of the property, mortgage financing, property/asset management, maintenance or improvements during the hold and the eventual sale of the property on the back end are all handled by the DST sponsor.

The main issue with TIC ownership of real estate, through which multiple parties jointly own one piece of real estate as the tenants in common, is the need for coordination and voting among the tenants in common, which can number as many as 35. Specifically, TIC law requires unanimous approval of all the tenants for any significant decision regarding the property, such as a refinance, capital improvement, or sale. In practice, especially during difficult economic periods such as the Great Recession, this need for unanimous approval became a significant liability to the structure. In addition, because each TIC owner has deeded title to the property, they also need to be individually vetted by the lender for loan approval which is time-consuming and difficult. Due to these shortcomings in the structure, while TIC offerings had a brief period of popularity in the early 2000s, they have almost entirely been replaced by the DST structure since then.
In the case of a DST offering, the trust typically acquires the property and arranges the financing before the offering is brought to market.

The trust itself is on the deed, with the sponsor functioning as the trustee of the trust. This allows investors to quickly complete their investments without needing lender involvement. Furthermore, as the sponsor functions as the trustee of the trust, there is no need for voting or investor approval for decisions regarding the property. Of course, in this situation, vetting and selecting quality sponsors is of increased importance. Also, a typical purchase price of a DST property is in the range of $25-100 million. Thus by making a DST investment, a 1031 exchanger satisfies the 1031 requirements of 1031 exchange, can retire from active management of real estate, and has access to high-quality professionally managed properties such as apartment complexes, net leased properties, student housing, and self-storage.

The standard DST financial arrangement provides for monthly distributions from the operation of the property, and when the property sells on the back-end, the investor usually conducts a follow-on 1031 exchange, “rolling over” into a new DST. Because both the sale and acquisition closing are handled by professionals, an experienced DST investor can effectively complete their “roll-over” 1031 exchange in a matter of a few hours, mostly spent reviewing prospective replacement property DSTs.

On the more technical side, a DST is an actual trust registered in the State of Delaware according to Delaware statutory law, thus a Delaware Statutory Trust. Delaware trust law is remarkably flexible, permitting the DST structure to have certain features required by the IRS for viability as “like-kind” property for 1031 exchange, in certain particular limitations on the scope of discretion of the trustee and specific limitations on the structure itself. The investors are both grantors of the trust in that they contribute capital to the trust and beneficiaries of the trust in that they receive their pro rata share of the income distributions and sale proceeds, which rights are defined in the trust agreement.

Investing in DSTs entails significant risks that the investor must consider in advance. The bulk of these risks are those which are common to real estate regardless of the ownership structure: markets, tenants, leases, mortgage financing, rental and occupancy rates, etc., but there are also concrete risks related to the trust structure, the fact that a DST is a security, and the fact that it is a passive investment which the investor does not control.

Many investors face a capital gain tax bill ranging from 20-40% of their projected sale proceeds. The ability to indefinitely defer this tax liability via 1031 exchange is a major reason for investors to consider this option. Over 90% of the investment dollars coming into DSTs are through 1031 exchange. In addition, as 1031 exchangers are by definition, exchanging out of a real estate investment which entails significant risks into another real estate investment also entailing risks (the DST) there is not necessarily an increase in the risk profile of the investment or any change in the allocation of the investor to real estate across their entire portfolio.
