Private Lending in Australia: A Portfolio Consideration

Understanding Private Lending

Private lending offers businesses the chance to secure capital with fewer restrictions than major banks. This flexibility is crucial for borrowers who may not meet traditional bank criteria or need funds quickly. Typically, these loans are short—to medium-term and used for business transactions or property development.

The scope of private lending is broad, encompassing mortgage-backed lending, invoice financing, and asset finance. Essentially, it involves creating debt instruments against various asset classes.

Borrowers benefit from private lending by saving time, seizing business opportunities, and minimizing opportunity costs. However, this convenience comes at a higher price, as private lenders assume a more significant risk than traditional banks.

Even borrowers with excellent credit histories might face challenges if their loan is against non-traditional assets like petrol stations or land banks. Additionally, banks can take months to approve loans, while private lenders can often settle within days. This agility is crucial for businesses needing urgent funds that banks may be unable to provide.

Australia’s banking system relies heavily on the private lending market, also known as the shadow banking market, for liquidity. This support helps reduce default rates, provides banks with exit strategies, and ensures customers can access funds when traditional avenues are unavailable. Unlike typical consumer home loans, this liquidity is vital for higher-risk business ventures.

What is Private Credit?

From an investor’s perspective, private credit involves providing funds to a business for a private loan. In Australia, most private credit deals are mortgage-backed, meaning property serves as security, either through a first or second mortgage.

Understanding Returns on Private Credit

Returns on private credit vary depending on the underlying asset class, borrower nature, and transaction type. Deals can range from simple property-backed credit to complex mergers and acquisitions (M&A) financing.

First mortgages often yield 8% to 14% annually for mortgage-backed transactions, while second mortgages can potentially offer 18% to 26% annually, depending on various factors. These returns depend on factors like the prevailing BBSY rate, risk, borrower history, loan size, loan-to-value ratio (LVR), loan duration, and security type. Thus, outcomes vary and are not guaranteed.

Private credit offers several advantages over public debt transactions. Besides the risk-adjusted rate, there is also an illiquidity premium, as private credit involves private transactions requiring active management and skill to identify opportunities. This scarcity of competition for these deals can lead to potentially higher yields.

Additionally, there is an “inconvenience premium” where borrowers are willing to pay above the risk-adjusted rate for urgent credit to capitalize on market opportunities or solve immediate business problems. Investors may earn a premium by providing urgent liquidity without assuming much additional risk, a key advantage of private credit.

Returns also vary based on whether an investor lends directly, uses an agent, or invests in a fund. Smaller investors (under $500k) are often better off investing in a fund, while larger investors might consider direct lending.

Royce Stone Capital specializes in mortgage-backed private credit for family offices and professional investors with liquid assets of $1M to $10M. It does not operate a fund model but represents its investors, handling deal origination and loan management.

The company’s direct lending model ensures the investor’s name is on the mortgaged property, providing deal oversight and control. This model has the potential to yield better net returns than a fund model, making deals more competitive, attracting more borrowers and ensuring mutually beneficial outcomes. It should be noted that outcomes vary and are not guaranteed.

Enhanced EV Micro Excavator Redefines Construction Rentals

By: SEO Mavens

Komatsu recently unveiled the enhanced EV micro excavator that was developed through closed door collaborations with Honda. Komatsu is paving the way into the rental markets with the PC05E-1 electric micro excavator through a joint effort with Honda.

In essence the PC05E-1 is the enhanced version of the previous PC01E-1 model that was launched last year, only this time the mini excavator sports the swappable Honda Mobile Power Pack backed by the Honda’s electrified power unit (Honda e-GX).

The latest machine (PC05 ride on) is a solution for small civil engineering construction projects such as digging, pipe-laying work and even plumbing works. Among the more notable enhancements include significantly reduced heat levels and noise emission, and of course totally zero exhaust emission which renders the machine perfect for utilization in urban areas and residences.

The swappable battery concept allows excavator operators to work continuously by swapping out the battery with the spare when it gets low on power, which eliminates ‘charging time’ which could take lengthy durations.

The placing of the battery is also an innovative element based on the fact that the ‘heavy battery’ is placed right in the middle under the seat of the operator which enhances the stability of the machine, indicated a spokesperson for Komatsu who declined to be named.

The latest excavator according to Komatsu is the answer to the demand by construction equipment rental providers who give out machines such as mini excavators for hire in Melbourne. The entire manufacturing factions of heavy machines have been focused on the construction equipment rental market more than sales in certain regions.

In cities such as Melbourne, Australia for example, market reports indicate that construction companies do not own most of their equipment and generally resort to taking machines such as cranes and excavators for hire as it is a more cost-effective strategy compared to purchasing such machinery which are not only expensive, but also carry high maintenance costs.

Based on statistical reports, 70 % of construction companies in Melbourne take machinery/ equipment such as excavators and dumpers for hire. Based on this heavy machine manufacturers have started to streamline production based on input from construction equipment rental companies that have a better perspective on the markets attributed to their direct involvement with small, medium and large construction companies.

Eric O’Connell, the manager of a well-established construction equipment rental company in Melbourne stated “project managers eliminate the hassle of owning heavy machinery due to a variety of reasons apart from the high price of these machines”. He added “When a construction company owns such expensive machinery and the machine is not in use, it is practically money sitting in a store – not generating growth”.

Times have changed, through rentals, everybody, from the manufacturer and construction equipment rental companies all the way to the construction companies and the end-client – everybody wins simply because redundant costs and unnecessary costs have been eliminated by this business model.

He also indicated that with the direct support of the manufacturers themselves, project costs have decreased significantly.

What’s in Your Food? Consumers Seek Source & Ingredients

Most of the time, customers have different indicators for identifying a product that suits their wants and needs. Some buy based on a brand name, while others prefer products with a modern and unique design label. Still, a majority of customers carefully choose products by checking the origin and ingredient list.

Although these two elements seem unimportant to a product’s success on the market, they’re significant for the customer to decide based on their socioeconomic, cultural, and health backgrounds. A person intolerant to gluten will avoid baked goods, pasta, and bread because consuming them would trigger symptoms of celiac disease, which leads to abdominal pain, fatigue, and anemia.

This is one of the prominent examples of why people are interested in the ingredient list and the product’s origin. Unfortunately, little research has been done on the subject. See how these elements impact what people buy.

Ingredients are more important than the brand image

Considering the effects of climate change and stress on the human body, many consumers are looking to improve their diets by consuming healthier foods, whether fresh produce or ethically produced canned meals.

For example, when it comes to chocolate, people who want to be healthier are looking for cocoa ingredients to be at least 70% prominent in the final product. Despite being more bitter, this type of chocolate is preferred for a thriving life.

 If you continue with the same chocolate example, one can assume that there are a few massive brands that everyone buys because they’re great competitors and established their brand extremely well among other chocolate companies. However, consumers discovered that many are adding way too much sugar to the chocolate or, even worse, are not ethically producing, manufacturing, and supplying the cocoa beans.

 Hence, the end consumer wants a chocolate product whose production process does not interfere with human rights or common sense. Many are becoming more selective when deciding on a product based on what it says on the label. The customer needs to understand the label without much effort, so checking out transparent and reliable products on ofi.com is great for finding good chocolate.

Customers demand clean labels

The global market must be up-to-date with the latest consumer trend: clean labeling, which shows that the product uses natural ingredients, is free from additives, and does not harm the environment. As the regular consumer could access more information on the matter, clients decided that foods full of additives, preservatives, and synthetic ingredients are not healthy for them, and, despite their low costs, they’re not a good choice for the long term.

For example, many food additives are used in most consumable products, but research has found that a higher intake of these elements leads to several health problems. Sodium Nitrite, for example, is frequently present in processed meats due to its antibacterial features, but some studies have associated its consumption with developing several types of cancer. Bacon, sausages, and hot dogs should be eaten in moderation.

Considering this aspect, the rise of clean-label food additives ensures customers have a choice in what they eat. Natural flavors, plant-based preservatives, and clean-label emulsifiers are trending, and they’ve been keeping up with the strict regulatory landscape for the food industry.

Consumers prefer local products to imported

A more recent study showed that customers value the origin of the product they wish to buy. Most will turn to domestic products, even if they cost more than imported ones, despite the type of product. Interestingly, there are many reasons why this happens now after only international food products have hit the world’s countries.

First, people are concerned about the environment and want to know that the meals they eat have not caused droughts, unethical animal growth, or contributed to consumerism. It has been seen that the weather is getting more extreme by the year, so buying locally and ethically produced foods might help slow down the process.

At the same time, people want to sustain their local economy because the net income of small businesses that develop and sell such products contributes to the spot’s economic flourishment. Many view local products as “better” because of their quality and safety compared to imported products, which business owners carefully manufacture and transport.

Some of these products’ labels should be checked thoroughly

While buying local food and produce is best, sometimes the consumer cannot afford it, whether one considers financial or location challenges. Therefore, people must be wary about the foods they buy, but some products are hazardous if not checked properly.

For example, yogurt is only healthy when it’s free of too much sugar, doesn’t have many ingredients, and has live cultures or good bacteria. On the other hand, frozen foods are more challenging to find as healthy products because identifying the proper ingredients is challenging. Such packaged meals are full of saturated fats and high sodium levels, which can mess up your current heart disease or trigger its development

You should also watch out for these foods:

  • Sometimes, French fries were in contact with wheat;
  • Bread is susceptible to high levels of sodium;
  • Smoothies are loaded with sugar and syrups;
  • Salad dressings have sodium, saturated fats, and sugar;

Mitigating the challenge of eating healthy

While companies are struggling to keep up with customer demands, it’s important to note that people struggle with finding proper foods and ingredients, especially since many are faced with food intolerances. There are numerous factors to consider regarding people’s limited choices, such as location, budgets, diseases, and supply chains, so despite having such a massive number of different products, they’re not adequately developed for the end consumer.

Do you check the label before buying a product?

An increasing number of buyers are checking the label of the food they consume because they want to live a healthier lifestyle. Most are verifying the origin of the product as they prefer local foods, while others are identifying the good and bad ingredients in foods. These trends influence the food industry, as companies must be more wary about their sources and ways of producing meals and products.
